At SeaGate Homes, we calculate “build” time from the day you sign your contract until the day you close. Currently, the estimated timeframe is 9 to 14 months, depending on the build location and the specific home design. This estimate can be influenced by various external factors, including material and labor availability, permit approval, customer selection decisions, and inspections required throughout the building process. We have streamlined this process as much as possible and are always working to complete your new home in the timeliest manner. 

Our construction process follows a series of defined stages: site preparation and foundation work, followed by framing, roofing, and exterior construction. From there, we proceed to mechanical installations, including plumbing, electrical, and HVAC, followed by interior finishes such as drywall, flooring, cabinetry, and trim. The process concludes with final inspections, a walkthrough, and closing, ensuring your home is completed to our standards before you move in. 

Prior to closing, we will conduct an orientation of the finished home with you to introduce you to the many facets of your new home. For your safety, any visits to the home outside of this pre-scheduled visit must be arranged in advance with your New Home Consultant.

You'll receive construction updates at key milestones throughout the building process, keeping you informed as your home progresses from start to finish. SeaGate Homes also provides a homeowner portal where you can track your home's progress, view photos throughout construction, and stay connected to important updates. In addition to scheduled updates, our team is available to answer questions and provide clarity whenever needed, helping you stay informed and confident at every stage of the build.

If construction delays occur, we communicate them as early as possible, whether it's related to permitting, inspections, weather, or material availability. While some factors are outside our control, we work to minimize delays and keep your project moving forward, providing updated timelines and clear communication throughout the process. 

Your home is managed by an experienced construction team that oversees every phase of the build, from site preparation through final completion. A dedicated construction manager coordinates schedules, trades, inspections, and quality control, serving as your main point of contact and ensuring your home is built according to plan, timeline, and standards set by SeaGate Homes. 

Yes, regular inspections are completed at multiple stages throughout the construction process to ensure the home meets local building codes and quality standards. These inspections are conducted by local authorities at key milestones, helping confirm that each phase of construction is completed properly before moving on to the next stage.

Yes, you may hire your own independent home inspector during the construction process or prior to closing. Many buyers choose to do so for additional peace of mind, and we’re happy to coordinate access so inspections can be completed at the appropriate stage of the build.

The final walkthrough is your opportunity to tour your completed home before closing, ensuring that everything has been finished according to the contract and agreed-upon selections. During this walkthrough, you'll review key features, confirm systems are functioning properly, and note any final items that may need attention before you take ownership of your new home. 

You'll receive your keys at closing once all required documents are signed and the transaction is finalized. After the closing is complete and ownership is officially transferred, you’ll be able to take possession of your new home and begin moving in.
