Renderings Disclaimer: Photos, renderings, and illustrations may depict model homes, optional features, upgraded finishes, or other communities. Actual homes may vary. Landscaping and features shown may not be included in the base price.

Pricing & Availability: All prices, floor plans, specifications, and availability are subject to change without notice. Contact SeaGate Homes sales personnel for current pricing and availability.

Monthly Payment Estimates: Estimated monthly payments are for illustrative purposes only. Estimates assume a 30-year fixed-rate mortgage, 20% down payment, and do not include taxes, HOA fees, homeowner's insurance, or other costs. Actual payments will vary based on loan terms and individual qualifications.

Homestead Exemption Disclaimer: Eligibility depends on your Florida residency, not on your purchase. The larger exemption is available to people who were permanent Florida residents as of December 31, 2026. Anyone who establishes Florida permanent residency on or after January 1, 2027 receives a smaller exemption ($50,000 of non-school assessed value) and becomes eligible for the full exemption beginning in the fifth year of homestead. Permanent residency is determined by the county property appraiser based on where you are actually domiciled (declaration of domicile, Florida driver's license, voter registration, and similar factors). Closing on a home in 2026 does not by itself make you a permanent Florida resident, qualify you for homestead, or guarantee any exemption or tax savings. Buying a SeaGate home does not determine your eligibility.

Closing Timeline Disclaimer: Estimated closing timelines are based on current construction status and are subject to change. Availability of homes for 2026 closing is limited and not guaranteed. Contact SeaGate Homes for the most current information.

About Amendment 3: This page refers to a proposed amendment to the Florida Constitution ("Increased Homestead Exemption; Lower Cap on Increases in Non-Homestead Property Assessments," Amendment 3) that will appear on the November 2026 ballot. It is NOT law. It takes effect only if approved by at least 60% of Florida voters, and then only on January 1, 2027. The increased exemption ($150,000 in 2027; $250,000 in 2028 and after) applies to non-school property taxes only; school taxes are not reduced beyond the existing exemption. Actual savings depend on your property's assessed value and your local non-school millage rate and will be substantially less than the exemption amount. SeaGate Homes does not provide tax or legal advice. Consult a qualified tax professional, attorney, or your county property appraiser before relying on this information.
